At a glance
- Dubai Land Department operates an online document vault for property records.
- The investor-residence service lists an electronic title deed among its required records.
- For the ten-year investor residence route, DLD states a property purchase value of at least AED 2 million.
A Dubai property increasingly comes with a digital document trail. Dubai Land Department’s DLD Vault provides an online place for property-related records, while owner services refer back to electronic title deeds and uploaded supporting documents.
The connection is visible in DLD’s investor-residence service. The authority lists an electronic certificate of title or title deed among the required records. For the ten-year renewable investor residence route, DLD states that the property must have had a purchase value of at least AED 2 million.
The title deed across property services
The same service distinguishes between wholly owned and mortgaged property. Where a qualifying property is mortgaged, DLD lists evidence from the bank among the records used in the application process. The vault sits alongside these services as the document layer rather than as a separate property transaction.
DLD’s public service pages also separate the roles of owner, tenant, developer, real-estate company and financial institution. That structure places the title deed within a wider record of registrations, leases, finance and ownership services used across Dubai’s property market.
A documentary layer
The vault page was current on the DLD website in October 2026. Its role is documentary: it stores and connects records used by other services, while the requirements of each service remain on the relevant DLD page.
As more property services refer to electronic records, the title deed remains the common point linking a Dubai home to its owner and to the transactions that follow.
