  • Emaar’s malls, retail and commercial leasing portfolio generated AED 6.3 billion in 2025.
  • Average occupancy across its mall portfolio was 98%; these are portfolio figures.
  • Dining and events can support a shopping trip, but footfall alone does not establish store sales.

A luxury shopping trip rarely consists of a single transaction. It may include lunch, a meeting, an exhibition or time spent comparing products. Dubai Mall’s appeal can therefore be examined through the connections between its stores and the rest of the visit.

Emaar’s February 2026 results reported AED 6.3 billion of revenue from its malls, retail and commercial leasing portfolio in 2025, up 13% from 2024. Average occupancy across the mall portfolio was 98%. These figures cover a portfolio and cannot be treated as Dubai Mall’s own sales or a measure of what its luxury tenants earned.

The same release described the launch of an approximately 10,000-square-metre exhibition centre within Dubai Mall. It illustrates how the landlord is adding reasons to visit alongside conventional shopping. The commercial effect on a particular boutique still depends on who attends, how they move through the destination and whether its offer is relevant.

A destination still needs to work as a shop

Dunes Bureau’s view is that a good destination helps a visitor move comfortably between different intentions. Someone arriving for an event should be able to find a store without confusion. A customer making a considered purchase may appreciate somewhere to pause, compare and return without feeling hurried.

For a retailer, that points to practical questions about location and service. Where do visitors enter? Can staff explain how to reach the boutique? Are appointments easy to organise around a meal or another activity? The answers can matter even when the mall’s total audience is very large.

Store performance should therefore be assessed beyond visitor counts. Useful measures include enquiries that become appointments, purchases after a product demonstration and customers who return. An event can create attention without immediately generating revenue; its value needs to be assessed against the goal agreed beforehand.

The attraction of Dubai’s destination malls is the possibility of a complete visit. The retail opportunity is to make the store a worthwhile part of that visit through its assortment, staff and follow-through. A busy corridor provides exposure. A coherent shopping experience gives people a reason to cross the threshold and come back.
